However, here the opinions of experts differ somewhat. “On the contrary, initially no one usually plans to locate island trade,” says I’M Company commercial director Andrey Chamkin. — Therefore, the concept of its placement is developed in advance by management companies of landlords with extensive experience. The spontaneity of filling free spaces with small pavilions is more typical for economy-class shopping complexes with a small flow of customers and not the most successful concept. In such objects, the appearance of trade “islands” is forced solely to maintain profits.
However, a much more interesting option is the thoughtful placement of “islands”. Most large shopping centers with a clear concept have very strict criteria for such tenants. And retailers have to take into account not only their own interests, but also the requirements of the landlord.
Advantages and disadvantages
As a rule, a retail “island” is 5-10 sq.m in a corridor or corner area, in the area adjacent to columns, stairs and escalators. However, there are also options for very tiny shopping areas, such as sweet shops, which occupy only 2 square meters. m. Or, conversely, large areas of more than 15 square meters. m. Most often, these are “islands” of express manicure salons that require space for several manicurists, clients and product displays.

The retailer's choice in favor of the "island" can be explained by several reasons. Some chains, developing mainly in the format of a full-fledged store, make an exception in the case when a successful shopping center does not have free large areas.
